BMS systemin the central engine room

Engine room as the heart of the building energy consumer plays an effective role in how the energy consumption of the complex. Controlling and monitoring the condition of the engine room with the aim of helping the operator and facilitating operation is effective in reducing energy consumption of the building. Installed in the engine room of the building.

1- Circulation and booster pumps

  • Monitoring the correct operation of pumps and pressure difference switches
  • Ability to operate the pumps automatically and manually
  • Fluid outlet pressure monitoring
  • BMS system warning about electromotors failure
  • Ability to define a certificate of repair and maintenance for pumps

2- Consumption of hot water supply equipment

  • Recording and monitoring the temperature of the submitted spa
  • Announce a warning from the central monitoring system in case of increase or decrease
  • Adjust the amount of energy received by the boiler control valve based on the needs of the building

3- Water tanks and expansion tanks

  • Controlling and monitoring the fluid level of tanks
  • Notification in case of reduction of tank surface height
  • Controlling and monitoring the surface of expansion tanks by installing submerged sensors
  • Controlling and monitoring the pressure of closed expansion tanks

4- Boiler

The BMS system is responsible for controlling and monitoring the boiler and facilitates the operation of this equipment.

By improving the performance of the boiler as the heart of the energy consumer, the set of energy costs will be significantly reduced.

To implement the BMS control system for traditional boilers in the central engine room, the following items are considered.

  • Monitoring and recording the inlet and outlet water temperature by temperature sensors
  • Boiler operation capability based on predicted environmental conditions and schedule.
  • Ability to issue a warning from the BMS system in the event of a fault in any of the boilers.
  • Exhaust outlet temperature monitoring
  • Precisely adjust the hot water outlet temperature of each boiler
  • Possibility of warning if there is an error in the combustion fans

5- Chiller

  • Monitoring and recording the temperature of cold water inlet and outlet of the chiller
  • Monitoring and recording the temperature of water entering and leaving the cooling tower
  • Monitoring the operation status of each chiller
  • Torch failure announcement (in case of using direct flame chillers)
  • Fluid circulation monitoring

6- Cool the tower

  • Monitoring and recording the temperature of water entering and leaving the tower
  • Control the operation of the tower according to the conditions of the chiller and the needs of the building
  • Monitoring the operation status of each tower
  • Fan operation control by installing an inverter and adjusting the duplex according to the temperature of the water outlet from the tower (significant reduction of water consumption)
  • Alarm in case of damage to the electrophone

BMS system in air conditioners (HVAC)

Controlling the operation of air conditioners plays an effective role in the quality of comfort and energy consumption of the building

The cases of BMS control in air conditioners are as follows

  • Monitoring and recording the incoming and outgoing air temperature of each air conditioner
  • Adjusting the outlet air temperature based on environmental conditions and building needs
  • Automatic regulation of water flow according to the need by control valves that are installed on the hot and cold coils of the air conditioner.
  • Prevent the coil from freezing by the antifreeze sensor on the coil
  • Monitoring of air filters by pressure difference sensors and informing in case of clogged filters and informing about filter replacement or washing times
  • Fan status monitoring
  • Notification in case of fan failure
  • Control the amount of fresh air through fresh motor dampers
  • Feeding temperature control based on outdoor conditions

BMS system in fan coils

Indoor temperature control plays an important role in reducing energy consumption and improving the quality of comfort conditions

The above goal will be achieved by using intelligent thermostats that have the ability to program and adjust the temperature range and connect to the BMS system.

BMS and SCADA monitoring system

Using the SCADA system that is installed on a computer or laptop and its connection to the central BMS system (via the network) we will be able to manage all the mechanical and electrical equipment and facilities of a building and view all events and by it Issue the necessary commands. This software will also be able to connect to the web so that we can control and view mechanical and electrical installations outside the building.
